The repositioning project yielded the landlord $1.6 million in increased value for the property, a 35% jump in rental rates, and dramatically improved visibility and interest in the property. Beckley Morris obtained these benefits by utilizing industry specific knowledge to secure a variance, negotiated a favorable remote parking agreement to increase the potential uses for the space, and sourced a well funded tenant well suited for the space and market at the time of transaction.
