Starting off as an Tenant rep agent ten years ago, we have been able to represent local and out of town established and emerging food&beverage concepts for a total of more than two hundred thousand square feet in the majority of urban markets of Texas.
The firm’s work not only provided much needed capital improvements to the building and robust cash flow but through careful selection brought in tenants with the ability to draw significant traffic to the site. Beckley Morris transformed the historic Dallas property by taking over leasing from the previous broker and quickly backfilling over fifty five thousand square feet of retail and office space.
The firm explored a variety of options to revitalize an uptown property which had been vacant for 30 years. The repositioning project yielded the landlord $1.6 million in increased value for the property, a 35% jump in rental rates, and dramatically improved visibility and interest in the property. Beckley Morris obtained these benefits by utilizing industry specific knowledge to secure a variance, negotiated a favorable remote parking agreement to increase the potential uses for the space, and sourced a well funded tenant well suited for the space and market at the time of transaction.

This project relied on Beckley Morris selecting a local group with the vision to understand the potential of the location and the property, as well as working with the landlord to secure terms that recognized the investment and risks inherent in this type of repositioning. Bringing together a successful multi unit operator and a non-performing building in Downtown Dallas with untapped potential, the firm successfully assisted in creating a successful multi-story, multi-concept entertainment destination.
